Before purchasing a home you should ensure that the property is in good shape. The best way to do this is by getting a home inspection. This means that you can be sure of your investment and not be surprised by repair costs down the line.
We spoke to Sylvain Girard from Two Peaks Home Inspections in Whistler to find out more about home inspections and how they can benefit both buyers and sellers.
What does a home inspector do?
A home inspector reviews the condition of the property, focussing on the structure and operating system of the home, then provides a written report for the client.
Usually the report will contain details of the foundations, heating and cooling systems, electrics, plumbing, roof, and other significant factors. Should any issues become apparent, the inspector will also outline advice and costs regarding repairs or replacements where necessary.
As a client you should ensure you make the best use of the time spent with your home inspector. Ask a lot of questions and really take care to understand the workings of your property, in order to maintain it in the best possible way as long as you live there.
Benefit to buyers and sellers
As a buyer the benefits of a home inspection are obvious – you ensure that your investment is in good shape, and should any issues arise your Realtor is able to renegotiate the price.
But there are benefits to sellers as well. Anyone selling their property will inevitably go through a home inspection, however, if you choose to get one conducted prior to listing this can be an advantage.
Should there be anything that needs to be repaired or replaced you can be proactive, then add the cost to the listing price. An inspection report can also be used as a marketing tool to show there is nothing amiss with your property, giving it a better chance of selling.
After the inspection
As a buyer there are several options following the inspection. You can choose to walk away should the fixes be too expensive, or you can renegotiate the listing price, taking into account the repairs.
Some buyers may even ask the seller to address the issues prior to purchase. Whatever option you choose it is always best to discuss with your real estate agent.
